The approved plans call for the development of a two-story attached structure, set to span 1,645 square feet. The lot measures 686 square feet, with a building footprint of 548 square feet. A 138-square-foot rear yard will provide private open space. The building will be fully sprinklered throughout.

The development is part of a coordinated project that includes 2316 Greenwich Street, an adjacent single-family dwelling planned and designed in tandem with 2318 Greenwich Street.

No timeline for construction has been announced at this time.

Very nice to have a visually appealing brick facade along this very narrow one-way one-lane street (too narrow for any trees).

There is no off-street parking and you do not want to park on the sidewalk because your vehicle might get swiped by passing traffic.

This is a row house of interconnected buildings.

SEPTA bus routes 7 (23rd Street) and 29 (Tasker Street (to the shopping area at Pier 70)) will serve the residents.

There are nearby parks and playgrounds within a reasonable walking distance.

Philadelphia requires fire sprinkler systems for new residential construction with three or more units. Sprinklers are also mandatory for new rowhouses. However, new, detached or semi-detached single-family homes are not required to have them.
