Permits have been issued for the construction of a new residential project at 2726 Earp Street in Grays Ferry, South Philadelphia. The project site is located mid-block between South 27th Street and South 28th Street, near the Reed Food Market and just north of Reed Street. Renato Rizaj is listed as the property owner. Design work is the responsibility of Here’s The Plan, LLC, with engineering services by Paul Dietz III, P.E.

Construction costs are listed at $230,000. The budget includes $166,000 for general construction, $25,000 for excavation, $19,000 for plumbing, $10,000 for electrical, and $10,000 for mechanical systems.

The project will replace a vacant lot that spans an area of 700 square feet. The proposed development involves the construction of a three-story attached structure that will feature a single-family dwelling. The building will include a roof deck accessed via a pilot house. The development will yield a total of 2,000 square feet of built space. The structure will rise to a height of 36 feet and occupy 525 square feet of the total lot area. The rear yard will span 125 square feet, meeting the required minimum open space of 25 percent.

The front elevation features a clean brick façade with a raised entry and symmetrical fenestration. A cantilevered second floor adds dimension to the building mass, while the third-floor setback accommodates a rear-facing roof deck and pilot house.

The building will be fully sprinklered. The project is designed to fit seamlessly into the existing residential context of the block, with similar height and massing to adjacent row houses. A 3-foot-wide rear egress alley will provide access to the open yard.

No completion date has been announced.

    Another row house with a pleasant brick facade along a very narrow one-way, one-lane street (too narrow for any trees, otherwise, you wouldn’t have a sidewalk).

    There is no off-street parking unfortunately and parking on the sidewalk is risky for numerous reasons.

    The neighborhood is crowded in such a narrow space.

    You will find some small parks and playgrounds within a reasonable walkable distance. 🚶🏻‍♂️🚶‍♀️

    A neighborhood food market is around the block as a nice community convenience store.

    SEPTA does not serve this neighborhood, so good luck getting around (No buses or parking).

      If there’s room for cars parking on the sidewalk, there’s room for street trees. Check out the nearby 2300 block of Cross St., where the sidewalk is a bit narrower than that of the 2700 block of Earp St. but there are three thriving small street trees.

        In Pennsylvania, parking on the sidewalk is generally illegal. ⚠️

        According to Pennsylvania Vehicle Code Section 3353, it is prohibited to stop, stand, or park a vehicle on a sidewalk.

        Violations can result in fines and potential towing, depending on local enforcement policies.

    Given that nearly all nearby homes are two stories, the third floor roof deck will provide expansive views.
