Permits have been issued for the construction of a three-story, three-unit residential building at 2643 North 6th Street in North Philadelphia East. The structure will rise on the west side of the block between West Lehigh Avenue and West Huntington Street, replacing a vacant lot. The development is planned as a triplex with a basement, and a roof deck with a pilot house. JT Ran Expediting is responsible for the designs and Yona Construction LLC is the contractor.

The project has a reported construction cost of $290,000, of which excavation costs account for $40,000. GD Ludlow LLC is listed as the owner.
The site is zoned RM-1. The lot spans 1,266 square feet with a frontage of 17 feet. While this is smaller than the 1,440-square-foot minimum normally required, contextual provisions allow development. The building will rise 35 feet to the roof, under the 38-foot maximum, with a pilot house extending to 44 feet. The design provides a 14-foot rear yard and 246 square feet of open space, meeting dimensional requirements.
Plans call for underpinning due to the cellar level. Drawings depict a contemporary three-story row-house clad in brick veneer. The façade is articulated with bay windows at the second and third floors, while the main entrance is slightly elevated above sidewalk grade. The roof deck is accessed by a compact pilot house, offering private outdoor space for residents. The cellar level extends the usable interior area below grade.
The property stands just south of West Lehigh Avenue, a major commercial corridor, and within a 15-minute walking distance of North Philadelphia Station, which provides access to SEPTA Regional Rail, Amtrak service, and the Broad Street Line. The immediate surroundings consist of two- and three-story row-houses, vacant lots, and small-scale infill development. The new building continues the trend of incremental residential construction reshaping blocks across North Philadelphia East.
