The development will replace a vacant lot located on a block situated between West Cumberland Street and West Huntingdon Street. Designed by KCA Design Associates and developed by Glass Estates LLC, the project will span 4,272 square feet. Yona Construction LLC is listed as the general contractor.
Permits list a total construction cost of $450,000.

The building will rise from a 1,358-square-foot lot. Plans call for each level to accommodate a single apartment. The structure will include a roof deck with a pilot house and rear balconies, providing outdoor space for residents. The permit also notes that the building will be fully sprinklered in accordance with NFPA standards and built with Type V-A protected combustible construction.
According to the zoning summary, the property is located in a Residential Multi-Family RM-1 zoning district. The design complies with open area and setback requirements, occupying approximately 74.9 percent of the lot while reserving 25 percent (around 341 square feet) for open space. The building will stand roughly 38 feet tall, matching the RM-1 height limit, and will provide a rear yard depth of slightly over 21 feet, exceeding the minimum requirement of nine feet.
Architectural drawings depict a brick-clad façade with a modest modern profile. The rear elevation incorporates horizontal siding and two stacked balconies, while the roof access structure is positioned toward the rear to minimize visibility from the street. The layout reflects the firm’s ongoing efforts to introduce compact multi-unit housing that respects the established urban scale of North Philadelphia.

Before becoming a vacant lot between 2014 and 2017, there was a three story rowhome, identical to the rest of the block. The repetition lent an elegance whereby the whole was greater than the sum of its parts.
If the former home were still standing, it could have been incorporated into this new development. A pleasing example is 2519 N. 7th. St. next door, which preserved the street facing building while doubling livable space with a back addition.
