A zoning permit has been issued for the construction of a new single-family dwelling at 2148 Master Street in North Philadelphia. The project site is located just off the corner of North 22nd and Master Streets and is associated with the CMX-2 zoning district. The property is owned by Civetta Property Group LLC. The project is designed by Moto Designshop Inc. Spruce Builders LLC is identified as the contractor.

Construction costs are listed at approximately $149,050, with $114,050 attributed to general construction, alongside $6,500 for electrical work, $7,500 for mechanical systems, and $21,000 for plumbing.

The approved scope of work calls for the erection of a three-story attached structure with a cellar, intended for single-family household living. Permit documentation indicates a total construction area of approximately 1,394 square feet. The structure will be fully sprinklered in accordance with NFPA 13D standards, and separate permits will be required for mechanical, electrical, plumbing, and fire suppression systems.

According to permit records, the project includes the construction of a residential unit designated as an affordable housing unit. The building will rise three stories and follow standard Type V-B construction. The proposal also includes a rear yard enclosed by a six-foot-high fence, as indicated in the permit description. A prior zoning refusal was issued for a related application under CMX-2 zoning, citing non-compliance with ground-floor commercial use requirements, which mandate non-residential frontage along the street. The current permit reflects an approved path forward following that determination.

    2148 West Master Street is above Girard College.
    No off-street parking.

    The street itself is a one lane, one-way westbound street.
    Every building is connected in a row house style.

    Plenty of public transportation provided by SEPTA.

    CORRECTION: “The project site is located on a CORNER LOT…” (at 22nd and Master)

    “No renderings have been published yet.” See the February 2, 2026 article by Vitali Ogorodnikov about 2100 Master Street. I’m guessing that the façade of 2148 Master will be similar to the brick façades of 2102, 2106, 2114, 2122, and 2126 Master. Also, I’m guessing that the west side wall of 2148 Master (facing North 22nd Street) will be windowless and clad in lap siding designed to mimic traditional Pattern #105 wood drop siding.

    2148 Master Street is located on the southeastern corner of 22nd and Master. The Google Maps posted image is an April 2025 shot of the home directly north across Master St., as evidenced by the same foreboding sky.

    This affordable single family home sits on the edge of Philadelphia Housing Authority’s massive Sharswood mixed income development and may well be part of it. Alternatively, this project may be inspired by all the new construction, construction that’s creating a thriving neighborhood.
