A recent site visit by Philly YIMBY has revealed that construction is underway at a seven-story, 47-unit building at 1118 North Front Street near the confluence of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will take up a footprint of 6,920 square feet and will hold 44,090 square feet of interior space, with just over 900 square feet per average unit. The property will also offer ground-level commercial space, which will positively contribute to the local commercial corridor. The building will be fully sprinkled. Permits list US Construction Inc. as the contractor. Construction costs are stated at $7.04 million.

The development, a sizable addition to the block, measures 32 feet wide and 102 feet deep. The structure rises 42 feet high to the main roof (46 feet high to the parapet and 52 feet high to the top of the pilot house); the extra height, in excess of the standard 38-foot limit applicable to the block, was made possible by the use of the low income density bonus, although the building did not use its full 45-foot height allowance that was permitted via the ordinance. The bonus also allowed for an inclusion of three extra residential units.

I’d rather live in Siberia than look at the building behind everyday…..Looks like a Walmart warehouse. Seriously, Philadelphia. Build a city for 100 years, not tomorrows profit and failure.
My now wife used to rent in one those monstrosities. The interior is that same level of quality. My favorite thing about them was that they would noticeably shake every time the El subway went by along with TV reception would going in and out.
Side note to the article, that this is squarely in what’s considered Fishtown, not Northern Liberties.
Girard Ave is frequently understood as the northern boundary of Northern Liberties, so as this is south of Girard, it’s in a bit of a gray area boundary-wise.
Front St is the divider in that part. Since this is on the western side of Front, it’s northern libs. East side of front between Laurel and Girard is Fishtown
But yes to your point, a lot of the “new” housing stock near there is garbage
What am I reading? It starts out featuring 1118 North Front St. and then moves on to 3523 Haverford Avenue? Where is the rest of the 1118 North Front St. story?

No it’s not. It’s Northern Liberties. Fishtown is east of Front Street. Northern Liberties and South Kensington are West of Front Street. This is WEST.
Seriously, the location isn’t the issue. The banal affront to living quality IS!!!
