A three-story single-family rowhouse stands complete at 2023 Oakford Street in Point Breeze, South Philadelphia, as YIMBY’s recent site visit revealed. The building rises from a 600-square-foot footprint and boasts 2,000 square feet of interior space, full sprinkling, and a roof deck that overlooks the Center City skyline. Permits list Oakford2023 LLC as the owner, Paul Dietz as the design professional, and Bekim Daku as the contractor. The total construction cost is listed at $176,000, of which $12,000 apiece is allocated for electrical, mechanical, and plumbing work.
Just over a year ago, in October 2020, YIMBY reported that permits were filed for the structure. A Google Street View image showed an excavator precariously wedged into a narrow lot between two adjacent residential building, a four-story multi-unit building at 2021 Oakford Street, completed several years ago, and a two-story prewar rowhouse to the west at 2025 Oakford Street.
The excavator’s tight fit viscerally highlighted the construction challenges inherent to Philadelphia’s classic rowhouse lots. Over the course of the following year, the structure’s wooden frame rose atop a reinforced concrete foundation and was apparently completed around the end of last year, and was sold for $515,000 last December. The three-bedroom, three-bathroom residence has been listed at a local booking website as a “vacation home.”
The house stands on the north side of the block between oblique Point Breeze Avenue, the area’s primary commercial corridor, and South 21st Street. The block, as well as the surrounding neighborhood as a whole, has seen a surge in new construction over the past few years, which shows no signs of abatement in the near future.
