Tower Crane Erected at Broad and Noble in Callowhill, North Philadelphia

A recent site visit by Philly YIMBY has revealed significant construction progress at Broad and Noble, a 344-unit development underway at 435-43 North Broad Street in Callowhill, Lower North Philadelphia. Designed by Barton Partners and developed by Toll Brothers, with Clemens Construction Company as the contractor, the building will rise 231 feet and 19 stories and will feature a brick exterior that sets back from Broad Street. The project will also include retail and underground parking.

Our last visit to the site took place a year ago in April 2021. Since that time, the surface lot at the site has been excavated, concrete foundations have been poured, and what appears to be a steel core has risen a few feet above the street level. Most notably, a blue tower crane now looms above Broad Street, as a herald of the future addition to the local skyline.

For decades, despite anchoring several vibrant and in-demand neighborhoods, the lower stretch of North Broad Street has been surprisingly desolate, particularly along the stretch between the Vine Street Expressway to the south and the Temple University campus to the north. Thankfully, a long-overdue wave of new development is finally arriving at the thoroughfare, with projects such as Broad and Noble replacing parking lots and under underutilized properties with density, large volumes of housing stock, and retail. Although North Broad Street remains in dire need of trees and other greenery, and can use a “road diet” with more pedestrian-friendly features, in the near future the walk along North Broad will certainly be less foreboding than it has been up to this point.
