Permits have been issued for the construction of a 15-unit residential building at 6712 Ridge Avenue in Roxborough, Northwest Philadelphia. The building will comprise a portion of The Ridgemont, a two-building, 18-unit development that also includes the renovation of an adjacent rowhouse that dates to 1890. Designed by Ambit Architecture, the new building will rise four stories, or 42 feet, tall, and will span 10,640 square feet. Permits list Dr. Kyu Yi and Jung Hi Yi as the owners, Baltimore Select Properties LLC (aka Select Redevelopment) as the contractor, and a construction cost of $1.5 million.
The development is situated on the west side of the block between Cinnamon Street and Parker Avenue, within the Ridge Avenue Thematic Historic District, which was established in 2018. The original building was built in an ornate Late Victorian style yet has seen dilapidation and non-historic alterations over its long history. The owners plan to renovate the structure to better match its original shape, although separate permits will need to be issued for this work.
The new building will rise from the vacant rear portion of the site and will emulate its historic neighbor via a large covered porch, horizontal siding, paneled sash windows, and a mansard-styled fourth level.
Ridge Avenue traces its history to the pre-Colonial era, when it ran as a Native American trail that later became known as the Perkiomen Path. While the thoroughfare retains a rich historic legacy, it also offers ample vacant lots and underbuilt suburban-style properties that are ripe for redevelopment. We are excited to see progress at The Ridgemont and welcome more development, both on Ridge Avenue and elsewhere throughout the city, that successfully combines historic preservation with dense, urbane construction.
