At number 28 on Philly YIMBY’s December 2020 Development Countdown is the curvy mixed-use tower proposed at 2301 John F. Kennedy Boulevard in Center City West (alternately Logan Square). Designed by Gensler and developed by PMC Property Group, which is responsible for several developments in the area, the 303-foot-tall, 22-story building will rise on a vacant lot to the north of the iconic PECO Building. The triangular lot is an improbable location for a high-rise, especially one that will make a noticeable impact on the Philadelphia skyline, as it is located between the elevated John F. Kennedy Boulevard and the elevated rail line. The building will be primarily residential with some office space on the lower floors.
The project was first unveiled at the beginning of this year when a rendering surfaced online at 2301jfk.com, showing a conceptual design with a blocky shape similar to the Riverwalk towers that are now rising to the north. In August, the current sleek, curvy tower was revealed, a stunning design that is bound to give Center City a distinctive new appearance when looking from the west.
Over the past four years, John F. Kennedy Boulevard has been improved with new sidewalks and pavement. New trees flourish the area from North 20th Street to Schuylkill Avenue in front of 30th Street Station across the Schuylkill River, and new access locations were built leading to the cross streets that sit at a lower elevation below the boulevard.
Neither site clearance nor construction has begun, though the site appears ready for work to start.
No completion date has been announced, though the building could be completed sometime before 2025.
