Construction Still Pending at Broad + Pine at 337 South Broad Street in Washington Square West, Center City

As we expected, a recent site visit by Philly YIMBY has revealed no construction progress at Broad + Pine at 337 South Broad Street (also known as 337-41 South Broad Street) in Washington Square West, Center City; more surprising is that demolition has also not yet begun, although permits have already been issued. After having already gone through several major design revisions over the past few years, the high-rise planned at the northeast corner of Broad and Pine Streets at, has recently seen yet another major redesign. Designed by My Arch and developed by Dranoff Properties (which is also behind the Arthaus tower half a block to the north), the proposal has been reduced in scale down from 28 to 15 stories, though its residential unit count has increased from 56 to 91 units.

YIMBY Shares New Renderings for Broad + Pine in Washington Square West, Center City

Last month, YIMBY shared images of the updated, scaled-down design for Broad + Pine, a high-rise development proposed at 337-41 South Broad Street (alternately 337 South Broad Street) in Washington Square WestCenter City. Designed by My Arch and developed by Dranoff Properties, the tower will rise 15 stories tall and hold 145,220 square feet of space, with ground-floor commercial space and 91 residential units, as well as an 11,995-square-foot parking with space for 18 cars. No Progress Yet at Scaled-Down Broad+Pine at 337-41 South Broad Street in Washington Square West, Center City

Progress continues to stall at Broad + Pine, one of the most promising yet fickle developments on South Broad Street. After having already gone through several major design revisions over the past few years, the high-rise planned at the northeast corner of Broad and Pine Streets at 337-41 South Broad Street (better known as 337 South Broad Street) in Washington Square West, Center City, has recently seen yet another major redesign. Designed by My Arch and developed by Dranoff Properties (which is also behind the Arthaus tower half a block to the north), the proposal has been reduced in scale down from 28 to 15 stories, though its residential unit count has increased from 56 to 91 units. Still, even after the design revision, no construction permits have yet been filed nor has demolition started on the three-story low-rise structure at the site, as revealed by YIMBY’s latest site visit.

The project is developed by Dranoff Properties, which is also behind Arthaus, a high-rise condo under construction just to the north up the block

The Number 28 Spot on Philly YIMBY’s First Anniversary Countdown Goes to Washington Square West

Philadelphia YIMBY’s ongoing countdown, which looks at the 31 most frequently listed article categories over the course of the past year in honor of our first anniversary, finds Washington Square West in the 28th place, with at least 29 publications mentioning the neighborhood in its tags. Much like Rittenhouse Square, which we recently covered in the countdown, this Center City neighborhood is already well-established and densely built out. As such, instead of a pronounced development boom, it owes its high ranking to our consistent coverage of a handful of notable developments, particularly Arthaus at 311 South Broad Street. Although we have also covered several minor projects in the area, today we are taking a look at some of the most dramatic developments that will alter the local skyline.
