Demolition preparations are underway for Broad + Pine, a 361-foot-tall tower proposed at 337 South Broad Street in Washington Square West, Center City, and number 16 on Philly YIMBY’s December 2020 Development Countdown. Designed by Cecil Baker + Partners Architects and developed by Dranoff Properties, the tower will stand 28 stories and yield 56 condominium units. The site, which is located at the northeast corner of Broad Street and Pine Street, is currently occupied by a three-story prewar building that once housed retail and a parking garage.
Our recent site visit reveals that the building is now vacant, with demolition prep work possibly in progress in the interior.
The project was first proposed in 2015, two years after Dranoff unveiled Arthaus, which is now reaching its pinnacle a block to the north. The structure was initially to stand 22 stories tall, but the redesign gave the tower a height boost. The city approved the building for construction in September 2017, one month after the Civic Design review document was posted to the city website. Construction permits have been submitted to the city, but no visible progress has occurred other than its tenants vacating. However, on our site visit we noted that the garage door was wide open on Broad Street with a truck inside, possibly stationed for demolition preparation.
The tower will become a significant part of a new cluster of high-rise buildings, which first began when the 375-foot-tall, 31-story Symphony House opened catty-corner to the site in 2007.
No construction timeline or completion date has been announced.

I am glad that the old garage is finally going to be demolished. About ten or fifteen years ago a piece of masonry fell off and killed a man on the sidewalk.
