Permits have been issued for the construction of a three-story two-family rowhouse at 2128 North Percy Street near Temple University in North Philadelphia East. The project will redevelop a vacant lot on the west side of the block between Diamond Street and West Susquehanna Avenue. Designed by the 24/7 Design Group, the new building will span 2,464 square feet and will feature a basement and a roof deck. Permits list Deva Real Estate Development as the contractor.

Permits have been issued for the construction of a three-story two-family rowhouse at 1942 North 32nd Street in Strawberry Mansion, North Philadelphia. The structure will rise on a vacant lot situated on the west side of the block between Arlington Street and West Norris Street. Designed by the 24/7 Design Group, the building will span 3,244 square feet and will feature a cellar and a covered porch. Permits list Metty LLC, doing business as Santuario PHL, as the contractor.

YIMBY Shares Floor Plans for Tioga District’s Diamond Health Hub Proposed in North Philadelphia West

In the previous month, YIMBY published a series of renderings and diagrams for Tioga District’s Diamond Health Hub, a five-story, 120-unit mixed-use development proposed at 2024-32 North 22nd Street in North Philadelphia West; today we offer yet more additional graphics and floor plans for the project. The new building will rise from a property bound by North 22nd Street to the east, West Diamond Street to the north, and North Croskey Street to the west. Designed by Oombra Architects, the structure will offer 49,423 square feet of residential space, 10,567 square feet of commercial space, and parking for nine cars and 28 bicycles. The apartments will be designated for mixed-income seniors aged 55 and above.

Permits Issued for 54-Building Residential Complex at 2301 and 2302 Sharswood Street in Sharswood, North Philadelphia

Permits have been issued for the construction of a 54-building, 63-unit residential complex at 2301 and 2302 Sharswood Street in Sharswood, Lower North Philadelphia. The development will transform most of the two blocks bound by Stewart Street to the north, Harlan Street to the south, North 23rd Street to the east, and North 24th Street to the west, with Sharswood Street running between the two blocks. Designed by Blackney Hayes Architects and KS Engineers, P.C., with the Philadelphia Housing Authority as the developer and the Daly Corporation as the contractor, the complex will consist of nine two-story two-family buildings, 29 three-story single-family rowhouses, and 16 two-story single-family rowhouses, as well as common green space and two parking lots for a total of 15 cars and at least 33 bicycles. The single-family townhouses will range in size from around 1,200 to 1,900 square feet and will cost around $230,000 to $340,000 each to construct.

The buildings will be erected upon three non-contiguous vacant lots on the south side of the street between North 27th Street and Marston Street. Designed by Moto Designshop, each structure will span 1,253 to 1,353 square feet of floor space. Permits list the Philadelphia Land Bank as the owner and Spruce Builders as the contractor.

28-Story Legacy on Broad Proposed at 1518-28 North Broad Street Near Temple University in North Philadelphia

The North Philadelphia skyline is about to transform in a significant way thanks to The Legacy on Broad, a 329-foot, 28-story-tall high-rise proposed at 1518-28 North Broad Street next to the Temple University campus. Designed by Cube 3 Studio and developed by Landmark Properties, the tower will surpass Temple’s nearby 302-foot-tall, 28-story Morgan Hall North at 1601 North Broad Street to become the tallest building in North Central Philadelphia. The development will span 360,798 square feet and offer 289 residential units, comprised of 147 group living units and 142 multi-family apartments. The residences will be geared primarily to university students and will hold a total of 868 beds. The project will also include over 21,079 square feet of ground-floor retail space, parking for 78 cars and 100 bicycles, and over 6,000 square feet of outdoor public space.
