YIMBY recently reported that permits have been issued for the construction of a three-story, three-unit apartment building at 3331 West Firth Street in Strawberry Mansion, North Philadelphia; today we take a closer look at the proposal. The new building will rise from a vacant lot sited on the north side of the block between North Spangler Street and North 34th Street. Designed by the 24/7 Design Group, the development will span 4,180 square feet, lending a spacious average of over 1,300 square feet per apartment, and will feature a basement. Permits list Grateful Dev LLC as the contractor and indicate a construction cost of $475,000.

The structure will replace a vacant lot at the southwest corner of Diamond and North Orkney Street. Earlier this month, YIMBY shared floor plans and planning infographics for Tioga District’s Diamond Health Hub, a five-story, 120-unit mixed-use development proposed at 2024-32 North 22nd Street in North Philadelphia West; today we share the project’s Complete Streets Handbook Checklist, a rather technical documentation set included in the project’s Civic Design Review submission. The development will rise from a through-block lot sited between by North 22nd Street to the east and North Croskey Street to the west. Designed by Oombra Architects, the building will offer 49,423 square feet of residential space, 10,567 square feet of commercial space, and parking for nine cars and 28 bicycles. The residences will be designated for mixed-income seniors aged 55 and above.

Permits Issued for 54-Building Residential Complex at 2301 and 2302 Sharswood Street in Sharswood, North Philadelphia

Permits have been issued for the construction of a 54-building, 63-unit residential complex at 2301 and 2302 Sharswood Street in Sharswood, Lower North Philadelphia. The development will transform most of the two blocks bound by Stewart Street to the north, Harlan Street to the south, North 23rd Street to the east, and North 24th Street to the west, with Sharswood Street running between the two blocks. Designed by Blackney Hayes Architects and KS Engineers, P.C., with the Philadelphia Housing Authority as the developer and the Daly Corporation as the contractor, the complex will consist of nine two-story two-family buildings, 29 three-story single-family rowhouses, and 16 two-story single-family rowhouses, as well as common green space and two parking lots for a total of 15 cars and at least 33 bicycles. The single-family townhouses will range in size from around 1,200 to 1,900 square feet and will cost around $230,000 to $340,000 each to construct.
