Construction Pending at 53-Unit Building at 701 East Girard Avenue in Fishtown, Kensington

A recent site visit by Philadelphia YIMBY revealed no signs of demolition or construction work at the site of a four-story, 53-unit apartment building proposed at 701 East Girard Avenue (also known as 701-19 East Girard Avenue) in Fishtown, Kensington. The development will replace a strip mall at the northeast corner of East Girard Avenue and East Berks Street. Designed by JKRP Architects and developed by OCF Realty, the structure will span 58,260 square feet and feature 7,817 square feet of ground-level commercial space, elevator service, full sprinkling, a 10,999-square-foot green roof, and a 1,855-square-foot roof deck. Permits list Mina R. and Rijendrakumar B. Adhuria as the owners, OCF Construction as the contractor, and a construction cost of $9.3 million.

Cleared Lot Awaits Construction of Nine Townhouses at 316-20 South 11th Street in Washington Square West, Center City

Last October, Philadelphia YIMBY reported on the demolition of a three-story prewar parking garage to make way for a nine-unit townhouse development at 316-20 South 11th Street in Washington Square WestCenter City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one. Designed by JKRP Architects, the structure will rise on the west side of the block between Fernon and Morris Streets, with the zoning lot (but not the planned structure itself) extending to Fernon. The building will span a footprint of 10,282 square feet and will contail 51,905 square feet of interior space. A recent site visit by Philly YIMBY has revealed that work is well underway at the six-story, 247-unit mixed-use building under construction at 2101 Washington Avenue in Graduate HospitalSouth Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space.
