Permits have been issued for the construction of a three-story, four-unit rowhouse at 2516 North 6th Street in North Philadelphia East. The structure will replace a portion of a large vacant lot on the east side of the block between West Cumberland Street and West Huntingdon Street. Designed by Plato Marinakos, Jr. of Plato Studio, the structure will span 5,271 square feet and will feature a basement and two roof decks extending for a total of 967 square feet. Permits list Yona Construction as the contractor and specify a construction cost of $700,000.

28-Story Legacy on Broad Proposed at 1518-28 North Broad Street Near Temple University in North Philadelphia

The North Philadelphia skyline is about to transform in a significant way thanks to The Legacy on Broad, a 329-foot, 28-story-tall high-rise proposed at 1518-28 North Broad Street next to the Temple University campus. Designed by Cube 3 Studio and developed by Landmark Properties, the tower will surpass Temple’s nearby 302-foot-tall, 28-story Morgan Hall North at 1601 North Broad Street to become the tallest building in North Central Philadelphia. The development will span 360,798 square feet and offer 289 residential units, comprised of 147 group living units and 142 multi-family apartments. The residences will be geared primarily to university students and will hold a total of 868 beds. The project will also include over 21,079 square feet of ground-floor retail space, parking for 78 cars and 100 bicycles, and over 6,000 square feet of outdoor public space.

Permits have been issued for the construction of a three-story, six-unit multi-family building at 1704 Master Street in Cecil B. Moore, North Philadelphia. The building will rise three stories tall and contain six residential units, all being apartments. Designed by Here’s The Plan LLC, the structure will yield 6,600 square feet of space. Omega Home Builders is the contracting firm behind the project.

Moore, Lower North Philadelphia, near Temple University; today we share additional information and imagery for the development. Earlier this month, YIMBY shared an extensive publication covering 1600 North Broad Street (alternately 1406 Cecil B. Moore Avenue), a 15-story, 245-unit residential development slated to rise across from the Temple University campus in North Philadelphia. Today we follow up with a closer look at the proposed floor plans and residential unit and amenity breakdown. Designed by JKRP Architects and developed by Bart Blatstein‘s Tower Investments, the building will rise 189 feet tall and span 238,090 square feet, which will be dedicated exclusively to residential space, services, and amenities, which include an outdoor swimming pool. The development will provide parking for a total of 64 cars (with 46 new spaces in addition to 16 existing ones) and 82 bicycles. Despite its adjacency to the Temple campus, the development will cater to the general populace rather than exclusively to university students. In total, the development will offer 25 studios, 181 one-bedroom apartments, and 39 two-bedroom residences.

Last month, YIMBY introduced 1600 North Broad Street (alternately 1406 Cecil B. Moore Avenue), a 15-story, 245-unit residential development proposed across from the Temple University campus in North Philadelphia; today we take a closer look at information and imagery regarding the project. Designed by JKRP Architects, the structure will rise 189 feet tall, making a significant contribution to the local skyline, and span 238,090 square feet. The project is developed by Bart Blatstein‘s Tower Investments, which also developed the Edge and Avenue North buildings adjacent on either side of the new proposal. A total of 46 parking spaces will be added to the 16 that will be preserved at the site, and 82 bicycle parking spaces will be introduced. Despite its adjacency to the Temple campus, the development will cater to the general populace rather than exclusively to university students.
