A recent site visit by Philadelphia YIMBY has observed that construction work continues for a seven-story, 108-unit residential building at 2000-20 East Hagert Street in East Kensington. The development is bound by East Hagert Street to the east, Emerald Street to the north, and East Boston Street to the west. Designed by T + Associates Architects, the structure will span 93,832 square feet and will feature 13 artist studios, underground parking for 19 cars, and space for 37 bicycles, as well as a green roof and a roof deck. Greenzang Inc. is the project contractor.

A recent site visit by Philly YIMBY has observed that construction has still not started at a three-story single-family rowhouse proposed at 1816 Seybert Street in Cecil B. Moore, North Philadelphia. The development will replace a vacant lot on the south side of the block between North 18th and North 19th streets, situated a block east of the Girard College campus Designed by Carolina Pena of Parallel Architecture Studio, the structure will span 1,987 square feet and will feature a cellar, a roof deck, and full sprinkling. The structure stands on the northwest corner of Frankford Avenue and East Columbia Avenue. Designed by Ambit Architecture, the development will span 13,924 square feet and will include ground-floor commercial space and a basement. Permits list GRIT Construction as the contractor and list a construction cost of $2.175 million.

Designed by ISA and developed by ADCO (American Development Company) and Callahan Ward, the structure, located under the full address of 2630-38 West Girard Avenue, is part of a greater complex that will also include 104 additional units sited within four-story winds along Taney and North 27th streets, bringing the total residential unit count to 160.

Designed by CosciaMoos Architecture, the new building will rise five stories, hosting 4,063 square feet of retail space at the ground floor. Above this and throughout the rest of the structure, there will be 58,130 square feet of residential and amenity space with 66 residential units.

The building will rise four floors, and will contain a commercial space at the ground floor. Above this, there will be 81 residential units on upper floors, with a green roof atop the building.
