YIMBY Looks at Amenities at The Luxe at 1705 North American Street in Norris Square

Last week, YIMBY ran an in-depth publication covering The Luxe Phase I, a six-story, 96-unit rental development nearing completion at 1705 North American Street in Norris Square; while the piece focused on the building from its architectural and urban planning standpoint, today we venture into its residential experience by focusing on its amenities. Listed under a full address of 1705-41 North American Street and alternatively called The Luxe Fishtown (the development website describes the neighborhood as Fishtown West), the building spans a through-block lot that extends from North American Street to the west to North Philip Street to the east. Designed by the Atrium Design Group and Stantec, the structure will span 95,000 square feet and feature around 9,900 square feet of ground-floor retail, a roof deck, and parking for 44 cars and 72 bicycles, and other amenities that are covered below. Permits list Turn Key Realty as the contractor and indicate a construction cost of $15 million.

An In-Depth Look at 1600 North Broad Street Apartments Proposed Near Temple University in North Philadelphia

Last month, YIMBY introduced 1600 North Broad Street (alternately 1406 Cecil B. Moore Avenue), a 15-story, 245-unit residential development proposed across from the Temple University campus in North Philadelphia; today we take a closer look at information and imagery regarding the project. Designed by JKRP Architects, the structure will rise 189 feet tall, making a significant contribution to the local skyline, and span 238,090 square feet. The project is developed by Bart Blatstein‘s Tower Investments, which also developed the Edge and Avenue North buildings adjacent on either side of the new proposal. A total of 46 parking spaces will be added to the 16 that will be preserved at the site, and 82 bicycle parking spaces will be introduced. Despite its adjacency to the Temple campus, the development will cater to the general populace rather than exclusively to university students.

Construction Underway at 139 North 23rd Street in Logan Square, Center City

A recent site visit by Philadelphia YIMBY has observed that construction work has topped out at a four-story, 115-unit residential building at 139 North 23rd Street in Logan SquareCenter City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also specified as the contractor), the building will span a 43,590-square-foot ground footprint and contain 122,576 square feet of interior space, and will feature full sprinkling, a green roof accessible to residents, as well as an underground garage with space for 42 cars. The development team was permitted to include the current unit count via green roof and mixed-income density bonuses. Construction costs are specified at $35 million.

Permits have been issued for the construction of a four-story, nine-unit apartment building at 608 South American Street in Queen VillageSouth Philadelphia. The development will replace a joined pair of prewar rowhouses on the west side of the block between South Street and Bainbridge Street. Designed by Gnome Architects, the new building will span 9,173 square feet and will feature a basement and two private roof decks. Permits list Cassidy McGrath as the contractor and indicate a construction cost of $1.2 million.

Construction Nears Completion at 2028 Dorrance Street in West Passyunk, South Philadelphia

A recent site visit by Philadelphia YIMBY has revealed that construction work is nearing completion at a three-story single-family rowhouse at 2028 Dorrance Street in West Passyunk, South Philadelphia. Our recent site visit revealed that, since that time, the wood-framed structure has been assembled, rising prominently over its two-story prewar neighbors. The structure rises from a 525-square-foot footprint and spans 1,529 square feet. The building will include a basement and a roof deck, which, given the structure’s prominence, will offer unobstructed views of the Center City skyline. Permits list Elle TY Woods and Godze Yilmaz as the owners, with the latter also listed as the contractor (as Godze Yilmaz Inc.).
