Features include full sprinkling, a basement, rear balconies, and a rooftop deck, which likely offers sweeping views of the nearby Center City skyline. Philly YIMBY’s recent site visit has revealed that construction is well underway on a block-long, 58-unit complex at 620 Moore Street in Wharton, South Philadelphia. Designed by CANNOdesign, the primarily residential development will consist of three adjoining buildings, each rising four stories and spanning a site flanked by Moore Street to the north, South 6th Street to the east, and South 7th Street to the west. A 52-unit apartment building, articulated as separate independent structures, will span the majority of the site. At the street corners, two mixed-use buildings will each hold a commercial space at the ground floor and three residences on the floors above.

Philadelphia YIMBY’s recent site visit has confirmed that foundation work has started for a four-story, 115-unit residential building at 139 North 23rd Street in Logan SquareCenter City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also specified as the contractor), the building will span a 43,590-square-foot ground footprint and contain 122,576 square feet of interior space, and will feature full sprinkling, a green roof accessible to residents, as well as an underground garage with space for 42 cars. The development team was permitted to include the current unit count via green roof and mixed-income density bonuses. Construction costs are specified at $35 million.
