Philly YIMBY recently shared new site plans and renderings for Torresdale Manor Residences, a townhouse development planned at 3600 Grant Avenue in the Academy Gardens section of Torresdale, Northeast Philadelphia. Designed by Abitare Design Studio, the project will rise at the former site of a once-renown aquatic center, shuttered after a devastating 2017 fire. The proposal includes 30 single-family residences, a new roadway, and a nature trail along the adjacent Byberry Creek. A New High-Rise May Be Coming to 600 South University Avenue in University City, West Philadelphia

Demolition is nearly complete at a three-story budget motel at 600 South University Avenue (also known as 600 University Avenue) in West Philadelphia. Located directly on the Schuylkill River waterfront near the southernmost point in University City, the hotel was built in the postwar period and was once geared toward University of Pennsylvania visitors, and was later converted into a prison halfway house and was at times described as a “hot sheets” motel. The facility was eventually shuttered and the structure has stood vacant for years. However, Philly YIMBY’s site visit last weekend revealed that the building has almost been reduced to a pile of rubble. Given its generous zoning and location at a major university, medical, and office hub, the site may be slated for a large, and possibly high-rise, development.

Permits Filed for 2327 Frankford Avenue in Fishtown, Kensington

Permits have been filed for the construction of a mixed-use structure at 2327 Frankford Avenue in Fishtown, Kensington. The new building will include a cellar, a commercial space on the ground floor, two residences on the floors above, a rear deck at the second story, and a roof deck at the top. The overall structure, including the roof access pilot house, is not to exceed 48 feet in height. The property is under the ownership of Kazantzis Athena.

Construction Progresses on SEPTA’s Regional Rail Expansion in Middletown, Pennsylvania

After decades of service reductions to its regional rail system, SEPTA has embarked on a development program that seeks to revive some of the former rail services. One such project is the Wawa Station currently under construction in the Middletown Township, PA, reviving a part of a route that once ran from Philadelphia to West Chester until its discontinuation in September 1986. SEPTA plans to restore service on the Media/Elwyn Regional Rail Line from its current terminus at Elwyn Station.
