In recent years, a development boom has added hundreds of new apartments to Fishtown, ranging from single-family houses to massive apartment complexes. One of the largest among these is The Parkside Fishtown, a 95-unit rental building completed last year at 2110 East Norris Street. The structure, situated on the south side of the block between North Front Street and Trenton Avenue, rises six stories and holds 85,985 square feet of interior space. Permits list HC Pody Company as the contractor and a construction cost of $12 million.

Permits Issued for Six-Unit Building at 1715 North 42nd Street in East Parkside, West Philadelphia

Permits have been issued for the construction of a three-story, six-unit residential building at 1715 North 42nd Street in East Parkside (alternately the Centennial District), West Philadelphia. The development will replace a vacant lot on the east side of the block between Leidy Avenue and Viola Street, one short block south of the Centennial Commons section of Fairmount Park. Designed by Stuart G. Rosenberg Architects, PC (SgRA), the structure will span 5,080 square feet, which yields just over 800 square feet per average unit. Permits list Crownstone Real Estate LLC as the contractor and a construction cost of $280,000.

The district’s ranking within the Top 20 is hardly surprising, given its significant extent, central location, proximity to the waterfront, ample prewar built stock, and widely available development-ready land. These factors have fueled the area’s resurgence since the 1990s, and growth continues unabated in the district to this day, with plenty potential still to spare.

Detailed Review of Campus Upgrades Proposed at Penn Presbyterian Medical Center in University City, West Philadelphia

Philly YIMBY recently posted a brief overview of a $60 million expansion proposed at the Penn Presbyterian Medical Center campus in University City, West Philadelphia. The main feature is an eight-story, 493,039-square-foot parking garage planned at 3800 Powelton Avenue. Designed and engineered by Pennoni and THA Consulting, the structure will roughly triple the amount of on-campus parking even while demolishing an existing four-story garage and reducing the total ground footprint used for parking. The project also involves the demolition of a seven-story treatment facility, as well as streetscape improvements and 6,460 square feet of new retail. Today we look at how the project shows that high-rise design benefits urban planning, no matter what function it takes, and why it may be a precursor to further development at the campus.
