The structure, situated on the south side of the block between North Front Street and Trenton Avenue, rises six stories and holds 85,985 square feet of interior space. Permits list HC Pody Company as the contractor and a construction cost of $12 million.

The Parkside Fishtown is situated half a block to the northeast of the Berks Station on the Market-Frankford Line and close to Norris Square Park, which sits a few blocks to the northwest. The U-shaped building sports a predominantly gray exterior with orange-clad bays adding bright colorful accents to the composition.
The ground floor features a 2,000-square-foot retail space, a parking garage with space for around 20 cars, and the residential lobby, which is recessed behind a compact street-facing courtyard.

The Parkside Fishtown features units ranging from studios (with rents starting at $1,080 per month), one-bedroom units (starting at $1,499), and two-bedroom apartments (starting at $1,999). Units feature central heat and air conditioning, quartz countertops, stainless steel kitchen appliances, and in-unit washer/dryers.
Building amenities include bicycle parking, a lounge, a community room, a game room, a fitness center, a study area, a dog park, a dog wash, and a roof deck that offers ample skyline views.

Readers may note that the above layout features two bedrooms that appear to be windowless, or at least have no windows that face directly outside. Bedrooms without direct outdoor exposure are becoming a worryingly common problem in new developments across Philadelphia, a phenomenon that may be attributed both to a lack of enforcement of building code regulations (windowless bedrooms are illegal in Pennsylvania: “each bedroom shall have at least one exterior window that permits a view of the outside” (§ 6400.81 (h))), as well as the city’s detrimentally low height limits, which force developers to cram permittable building bulk into short, squat buildings with deep floorplates that limit unit layout options.

The Parkside Fishtown is a fine example of transit-adjacent, high-density residential construction that should take place with greater frequency near subway stations and other transit nodes. If anything, the site at hand. If anything, given the property’s size and adjacency to the subway, the4 site could have easily accommodated a larger building than the one that was built.
The subway is a crucial yet very limited urban commodity, and before we run out of development-ready space near subway stations, the city must upzone the blocks adjacent to every station in order to efficiently house the population in the most transit-accessible way possible.
