Construction Pending at 1600 Carpenter Street in Graduate Hospital, South Philadelphia

Philly YIMBY’s recent site visit has observed that demolition work has still not begun at the site of a 191-unit mixed-use complex planned at 1600 Carpenter Street in Graduate Hospital, South Philadelphia. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the complex will replace a suburban-style shopping mall with a stately, traditionally-styled six-story building facing Washington Avenue, which will offer 23,185 square feet of ground-level retail and 131 rental apartments, ranging from studios to two-bedrooms, many of which will rank as affordable housing. To the north, 60 multi-family townhouses will be situated, which will match the scale and the material palette of the surrounding area. The development will boast publicly accessible pedestrian promenades and landscaping, as well as 141 parking spaces, of which 119 will be located in an underground garage in the apartment building, and 22 more will be situated in the townhouses.

Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at a five-story, 51-unit multi-family development located at 800-30 Vine Street in ChinatownCenter City. Designed by WRT Design and developed by Pennrose, the building will offer units designated as affordable housing for senior citizens and will include parking for 11 cars.

Construction Complete at 80 East Sharpnack Street in Mount Airy, Northwest Philadelphia

Philly YIMBY’s recent site visit has confirmed that construction work is complete at a rowhouse complex at 80 East Sharpnack Street in Mount AiryNorthwest Philadelphia. The six attached single-family residences are situated along Magnolia Street, although the site’s location at the corner of Sharpnack Street gives the project an address at the latter. Designed by Ruggiero Plante Land Design, with ANC Builders Inc. as the contractor, each building rises three stories tall and spans 2,238 square feet, with a height measuring 38 feet to the main roof and 48 feet to the top of the pilot house. The rowhouses share a common rear drive aisle, which provides access to in-building garages.

A recent site visit by Philly YIMBY has observed that construction is well underway at a seven-story, 196-unit multi-family development at 933 North Penn Street in Northern Liberties, North Philadelphia. Designed by HDO Architecture, the building rises on the Delaware River waterfront and will feature a pedestrian promenade. The structure will span 187,636 square feet of gross floor area and will include parking for 57 cars and 66 bicycles.
