28-Story Legacy on Broad Proposed at 1518-28 North Broad Street Near Temple University in North Philadelphia

The North Philadelphia skyline is about to transform in a significant way thanks to The Legacy on Broad, a 329-foot, 28-story-tall high-rise proposed at 1518-28 North Broad Street next to the Temple University campus. Designed by Cube 3 Studio and developed by Landmark Properties, the tower will surpass Temple’s nearby 302-foot-tall, 28-story Morgan Hall North at 1601 North Broad Street to become the tallest building in North Central Philadelphia. The development will span 360,798 square feet and offer 289 residential units, comprised of 147 group living units and 142 multi-family apartments. The residences will be geared primarily to university students and will hold a total of 868 beds. The project will also include over 21,079 square feet of ground-floor retail space, parking for 78 cars and 100 bicycles, and over 6,000 square feet of outdoor public space.

Permits Issued for 522 Green Lane in Manayunk, Northwest Philadelphia

Permits have been issued for the construction of a three-story, seven-unit multi-family building at 522 Green Lane in Manayunk, Northwest Philadelphia. The new development will replace a two-story residential building located on the northern side of the block between Ridge Avenue and Lawnton Street. Designed by Designblendz, with Alfa Engineering providing additional design services, the building will span 7,313 square feet and will feature a roof deck. Permits list JA Builders as the contractor and specify a construction cost of $997,255, of which $10,000 is allocated toward excavation work.

Permits have been issued for the construction of a three-story, six-unit multi-family building at 1700 Master Street in Cecil B. Moore, North Philadelphia. A roof deck will be located at the top of the building along with an access structure. In total, the structure is expected to yield 6,300 square feet of space. Omega Home Builders is the contracting firm behind the project, while Paul Dietz is the listed design professional.

Philadelphia YIMBY’s recent site visit has observed that construction work is making progress at a four-story, 45-unit multi-family building at 614 South 13th Street in Hawthorne, South Philadelphia. The development is situated on the west side of the block between Kater and Bainbridge streets. Designed by ALMA Architecture, the building will span 35,653 square feet of space and will include a green roof, 16 units of affordable housing, and parking for 16 cars. Permits list the Benchmark Construction Group as the contractor and specify a construction cost of $5.5 million.

YIMBY Takes a Closer Look at 120-Unit Development Proposed at 2024-28 North 22nd Street in North Philadelphia West

Last month, YIMBY shared renderings for Tioga District’s Diamond Health Hub, a 120-unit mixed-use project proposed at 2024-32 North 22nd Street in North Philadelphia West; today we offer an encore with additional information and renderings. The development will rise from a through-block lot bordered by North 22nd Street to the east and North Croskey Street to the west. Designed by Oombra Architects, the building will stand five stories tall and offer 49,423 square feet of residential space and 10,567 square feet of commercial space. The residences will be allocated for mixed income seniors aged 55 and above and will include parking for nine cars and 28 bicycles.
