Construction work is making steady headway on Innovator Village, a large mixed-use development rising at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. The multi-building complex will hold 82 total residential units, coming in a mixture of difference housing types, with townhomes, duplexes/quadplexes, and two different multi-family buildings (one with retail).
A recent site visit by Philly YIMBY has noted that demolition work has not yet begun at the site of a 191-unit mixed-use development planned at 1600 Carpenter Street in Graduate Hospital, South Philadelphia. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the complex will replace a suburban-style shopping mall with a stately, traditionally-styled six-story building facing Washington Avenue, which will offer 23,185 square feet of ground-level retail and 131 rental apartments, ranging from studios to two-bedrooms, many of which will rank as affordable housing. To the north, 60 multi-family townhouses will be situated, which will match the scale and the material palette of the surrounding area. The development will boast publicly accessible pedestrian promenades and landscaping, as well as 141 parking spaces, of which 119 will be located in an underground garage in the apartment building, and 22 more will be situated in the townhouses.
Philadelphia YIMBY’s recent site visit has observed that construction not yet started at the site slated for a a seven-story, 108-unit multi-family development at 2000-20 East Hagert Street in East Kensington. The property is bordered by East Hagert Street to the east, Emerald Street to the north, and East Boston Street to the west. Designed by T + Associates, the building will span 93,832 square feet and will include 13 artist studios, underground parking for 19 cars, and space for 37 bicycles, as well as a green roof and a roof deck.
Development is underway for a three-story, ten-unit multi-family building at 3430 West Clearfield Street in Allegheny West, North Philadelphia. The apartment building is part of Clearfield Court, a development that will also include eight duplexes totaling 16 units. 3430 West Clearfield Street will unify several lots on an irregular, L-shaped lot bound by Clearfield Street to the north, Commissioner Street to the south, and 35th Street to the west. Designed by CANNOdesign and Ruggiero Plante Land Design and developed by the Argo Property Group, the structure will span 8,349 square feet and feature a basement and a roof deck. Permits, which were issued last month, list the Argo Development Group as the contractor and specify a construction cost of $5.5 million.
Permits have been issued for the construction of a multi-family building located at 1409 North 21st Street in Sharswood, North Philadelphia. Designed by MidAtlantic Engineering Partners, the new building will rise four stories and will hold 24 residential units and parking for 17 cars (one accessible) and eight bicycles. In total, the structure will span 33,322 square feet.
