An In-Depth Look at 1600 North Broad Street Apartments Proposed Near Temple University in North Philadelphia

Last month, YIMBY introduced 1600 North Broad Street (alternately 1406 Cecil B. Moore Avenue), a 15-story, 245-unit residential development proposed across from the Temple University campus in North Philadelphia; today we take a closer look at information and imagery regarding the project. Designed by JKRP Architects, the structure will rise 189 feet tall, making a significant contribution to the local skyline, and span 238,090 square feet. The project is developed by Bart Blatstein‘s Tower Investments, which also developed the Edge and Avenue North buildings adjacent on either side of the new proposal. A total of 46 parking spaces will be added to the 16 that will be preserved at the site, and 82 bicycle parking spaces will be introduced. Despite its adjacency to the Temple campus, the development will cater to the general populace rather than exclusively to university students.

Permits have been issued for the construction of a three-story, four-unit multi-family building at 3929 North Park Avenue in Hunting Park, North Philadelphia. The new structure will rise from a vacant lot on the eastern corner of the intersection of North Park Avenue and McFerran Street. The building will span 3,441 square feet and feature a basement. Permits list Intensified Builders LLC as the contractor and indicate a construction cost of $125,000.

Permits have been issued for the construction of a three-story, four-unit multi-family development at 4165 Mantua Avenue in Belmont, West Philadelphia. The project will rise from a currently vacant lot situated on the north side of the block between North 41st and North 42nd streets. Designed by Plato Marinakos, Jr., the structure will span 5,554 square feet and feature a basement two roof decks. Permits list Yona Construction as the contractor and specify a construction cost of $700,000.

Philly YIMBY’s recent site visit has observed that construction work continues to advance, though apparently rather slowly, at a four-story, five-unit multi-family development at 2628-32 Webster Street in Graduate Hospital, South Philadelphia. The project rises on the southeast corner of Webster and South Taney streets, near the Schuylkill River. Designed by Designblendz, the building will span 9,795 square feet. Permits indicate Michael Treacy as the contractor.
