Demolition permits have been filed for 4804 Market Street in the Walnut Hill neighborhood in West Philadelphia. Located at the corner of Market Street and South 48th Street, the property is owned by Market Jumbo LLC.
At the moment, a low-rise, blue-colored industrial building takes up about one-eighth of the site, with a parking lot taking up the rest; both would undergo a full demolition as per the filing. The area, comprised of aging low-rise buildings, parking lots, and open land, doesn’t commonly see much new development.
The elevated Market-Frankfort line runs in front of the property, with the 46th Street Station located just a block away to the west. The CHOP Karabots Pediatric Care Center stands on the opposite side of Market Street to the north. To the east of the property on the same block, the Market and 49th Street bus station sits at the corner while the building to the east houses a large Format Mills clothing store.
