A number of new residential projects in various development stages are transforming Center City‘s Market East neighborhood, such as 12+Sansom, a 25-story tower proposed for 123 South 12th Street. Located at the corner of South 12th and Sansom Streets, the building will stand 306 feet tall and include 220 residential units, which will range from 800 and 1,400 square feet. Perkins Eastman is the project architect and Brickstone Realty is the developer.
The property, which Brickstone Realty purchased for $14.5 million at the end of 2015, is presently occupied by a two-story Park America parking garage. The design was revealed in the summer of 2019, and a construction permit for the building was approved in October. Since then, there have been no signs of construction or demolition for the past 11 months.
The exterior features extensive masonry and light-colored stone at the base, with dark accents and window surrounds on the floors above. The property is located just a block to the east of 26-story 1213 Walnut Street, which completed construction in 2017 with 332 residential units, and in close proximity to the 408-foot tower proposed at 204 South 12th Street. Given its broad northern and southern faces and relatively prominent height, the structure should contribute nicely to the density of the neighborhood.
No anticipated completion date has been announced, but the building could plausibly be completed by 2023.
