Demolition permits have been filed for 123 South 12th Street, the site of 12 + Sansom, a 306-foot-tall, 25-story project in Market East. Designed by Perkins Eastman and developed by Brickstone Realty, the broad masonry-clad tower will yield 220 residential units to the rapidly growing neighborhood. The site, which is located at the corner of 12th and Sansom Street, is currently occupied by a two-story parking garage. The new building will extend to Moravian Street and South Jessup Street and will become the tallest building within a three block radius.
The area to the east of City Hall is seeing an influx of proposals for new construction, especially in the nearby neighborhood of Market East.
Brickstone Realty purchased the block-sized property close to the end of 2015 for $14.5 million. For the next four years, the Park America parking garage stayed in operation, with news about 12 + Sansom under wraps until the summer of 2019, when the architects revealed the design. A construction permit was issued later in October.
No anticipated completion date has been announced, but the building could plausibly be completed by 2023.
