Renderings have been revealed for Byberry North Business Center, a large warehouse development proposed at 15000 Roosevelt Boulevard in Somerton, Northeast Philadelphia. The complex will include two warehouse structures with large surface lots and landscaping. The project will bring a combined 668,908 square feet of indoor space. Building 1 will host 338,208 square feet, with Building 2 containing 330,700 square feet. The adjacent parking lots will offer 559 parking spaces. Building 1 will have 51 truck loading dock spaces and 61 trailer storage spaces, while building two will have 45 truck loading dock spaces and 50 trailer storage spaces.

The buildings will both feature typical plain warehouse exteriors colored in different ribbons of various shades of gray. Windows will be situated around the exterior in certain locations.

Trees will be planted around the perimeter of the development so as to hide the buildings’ visibility from outside of the property. In some locations, trees will be planted in multiple rows so as to eliminate visibility from the surrounding areas such as the portion of the lot that fronts a large collection of single-family homes.

The new buildings will replace a large vacant swathe of land along the major boulevard. The property is filled with grassy space and trees as well as concrete and asphalt remnants from the property’s past.

Although mundane in terms of both design and use, these new logistical giants have become a necessity in the modern world. Growing rapidly throughout the country and metro region, these new distribution centers are quickly becoming a common reality as online retail and delivery grow more and more popular. Many of Philadelphia’s new shipping space is rising around the Northeast Philadelphia Airport, and the area is quickly transforming into one of Philadelphia County’s main logistic centers.

  1. A by right project with no zoning variances required and no requirement that they talk with the neighbors. Yet CDR made them come two times!

  2. I like the tree cover, and there attempts to hide the building with trees. But like many other developments like it i feel the large swathes of grass that wont be used are just a waste, either put a public space for employees, or cover it with trees and landscaping, the world we live in, we could use more tree cover and plants.
