Permits have been issued for the construction of a 33-unit multi-family structure at 2800-24 Diamond Street in Strawberry Mansion, North Philadelphia. Upon completion, the new building will rise three stories tall. A green roof will sit on top of the structure. In total, the building will hold 22,820 square feet of space with construction costs estimated at $3.9 million.

The new building will replace a vacant lot nestled between two larger structures. The section of Diamond Street facing portion of the property currently boasts a large set of mature trees offering ample amounts of shade for the sidewalk. Unfortunately, these trees will most likely be torn down during the new building’s construction.
While the potential elimination of the trees will be a loss, the new project will provide an overall meaningful improvement to the block by upgrading an underutilized lot to a much more effective use. The new density to the area will be helpful for supporting existing businesses as well as attracting new businesses, and the project helps position the neighborhood for additional growth.
The large number of residential units included in the project demonstrates the newfound interest in the neighborhood as Brewerytown continues its boom to the south. In recent months, developers have acquired permits to construct hundreds of new residential units which can be seen through a visit through the neighborhood’s page in YIMBY.
No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.
