Upgraded Permits Issued For Piazza Terminal In Northern Liberties, North Philadelphia

Upgraded permits have been issued for the Piazza Terminal, a massive mixed-use development at 1104 North Hancock Street in Northern LibertiesNorth Philadelphia. The permit is essentially an extension of an older permit issued on December 6, 2019, which called for the construction of massive project, developed by Northern LibertiesPost Brothers, with two 12-story towers holding 861 residential units and commercial space. Since this time, the scale of the complex has been expanded, and as such, new permits have just rolled in, calling for the 11-story addition to the under-construction project. Its 270 residential apartments will bring the development’s total unit count up to 1,131. The added area will total 203,561 square feet and will also include amenity space. The newly-filed 11-story addition will be built on top of an already approved and under-construction five-story podium, meaning the building will stand 16 stories high, making it the tallest building in the development.

The towers will stand considerably taller than the other buildings in the surrounding neighborhood, so their attractive, industrial-styled exteriors will be prominently visible from many vantage points. Each will feature large, industrial-styled windows and black cladding. Meanwhile, the podium will present a more contemporary design, with white brick used in alternating shapes, as well as other areas utilizing a different variety of materials such as darker brick and green cladding.

The development is adding thousands of residents to what was formerly a vacant swath of land. Post Brothers is completely transforming the area surrounding The Piazza, a collection of modern glass-clad buildings clustered around a central plaza. The massive influx of new residents will further boost vibrancy at the plaza and in the surrounding neighborhood.

Construction is slated to be completed in December 2022.

  1. That’s great news!

    I enjoy reading updates that add VALUE with additional floors.
    It’s easily walkable from the nearby Market-Frankford line; however, there is no room for parking whatsoever.
    The surrounding streets are so narrow, it looks dangerous.

    If you own a motor vehicle, forget it — parking is not optional.
    It will fit certain people, but it’s clearly not for everyone.

    If you choose to live there, SEPTA has you covered with access to the Market-Frankford line on Front Street to the east, the SEPTA route 15 trolley on Girard Avenue to the north in a dreadful neighborhood.

    I wouldn’t want to visit.
    You’re on your own.

    Brian, for those who own an automobile, there are two parking garages with a total of 422 spots. Many who choose to live at Piazza Terminal won’t own, however, in part because there’s not enough parking for every resident. Fortunately, as you note, the area is well served by public transit and is pedestrian friendly, with many nearby shops, restaurants and entertainment options. Northern Liberties, Fishtown, and South Kensington are booming.

      I try to look beyond the real-estate facility to the surrounding neighborhood to look at shopping, dining, transit and (of course) parking.

      In each article, if the facility is residential, I try to answer the question; “What makes this particular development desirable”.

      • Its a block away from transit with two major commercial corridors within walking distance and a supermarket attached to the development in one of the best neighborhoods in the city. Literally everything about this development is desirable….
