Permits Issued for Three Two-Unit Buildings at 1703-07 Point Breeze Avenue in Point Breeze, South Philadelphia

Permits have been issued for the construction of three multi-family buildings at 1703-07 Point Breeze Avenue in Point BreezeSouth Philadelphia. Upon completion, each will rise four stories tall, with two residential units each and a grand total of six. Each building will each hold around 1,400 square feet of space, with listed construction costs of $220,000 per structure.

The new buildings will replace a trio of rowhouses. Since their original construction, the structures have been combined into a single property, with a church situated within the row. The ground floor of the buildings lost its original design and has been covered with plain, white siding, while the upper floor still retains its brick facade. An attractive cornice features varied brick detailing.

While the former structures certainly showed “good bones,” the facades were slowly broken over time, with just a fragment of their original look still remaining on the upper floor. The new buildings will add both height and density to the corridor, increasing the efficiency of the site’s usage. However, it does seem that there was some missed opportunity here, as Point Breeze Avenue has the makings of a potential strong commercial corridors and will serve a rapidly developing neighborhood that lacks such a street. As such, while the density will boost the corridor, the lack of a commercial space is still somewhat disappointing, though understandable given the current zoning on the street.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.

This development is served by SEPTA bus route 29 serving to the east the Tasker-Morris station of the Broad Street Line as well as shopping at Pier 70 (Walmart & Home Depot) and SEPTA bus route 7 mainly along 22nd Street to the Oregon station of the Broad Street Line as well as service to shopping at Pier 70.

    You will find a local deli at the corner of 24th & Morris Streets for delicious sandwiches as well as a Wow food market nearby.
