Construction Progresses at North Liberty Triangle at 1115-27 North American Street in Northern Liberties, North Philadelphia

Construction is making significant progress at North Liberty Triangle, an 84-unit development located at 1115-27 North American Street in Northern Liberties, North Philadelphia. Façade work is underway at the four-story south building. The building has risen higher, as the structure will soon rise six stories above ground. The wooden structure of the second building, which will stand six stories tall, is currently rising. The residential and retail development will add significant density to the rapidly growing neighborhood. Developed by Streamline Development, the project sits just to the north of the massive Piazza Terminal complex.

In the last update, the second building was in the beginning stages of construction, rising just above the ground. The structure stood two stories tall, consisting of a two-tall steel structure that will house retail. The top slab featured steel decking, along with rebar laid out for a future concrete pour.

The most recent visit to the site reveals that the structure has grown noticeably taller. All of the steel has been fireproofed with a gray substance. The space will be filled with retail that will open onto the street and the adjacent public space. Above, wood framing has been assembled for two residential floors. The structure now stands four stories above the ground, and soon two more floors will be erected. After that, the cladding will be installed on the building sometime later this year.

  1. Looks promising.

    The location is awkward in that you don’t have direct access to public transit and there does not appear to have any nearby shopping plazas or storefronts.

    Will this property offer residents off-street parking?

  2. Thomas, a little off topic issue. In Frankford Transportation Center, there is a 1950ish art deco design of a huge curved food store built for long closed Food Fair. Philadelphia Historical Commission allowed it to be demolished two years ago. Did they tear it down for a Rite Aid store?

      I wish Philly Yimby would cover public transit (in fact, I wrote an email suggesting it) because Philadelphia has a rich history (I own a few historic PCT & PRT coins).

      You and I seem to desire more Philly transit topics.

    North Liberty Triangle is a 110,000 square foot Harman Deutsch Ohler Architecture designed, Streamline Development two-building project with eighty-five 361 to 1,621 sf studio to three-bedroom condos priced $195,000 to $690,000, 37 underground parking spots and 10,000 sf ground floor retail, on a long vacant (since at least 2007) grass-dirt triangular parcel bordered by 2nd, Girard and Germantown Ave.

    The 2nd and Girard six-story northern structure has ground floor retail, lots of windows and a few balconies. The southern structure is a four-story, also with ground floor retail. Each of the buildings is angulated to conform to the triangular site. Between the two buildings is a pleasant landscaped plaza.

    This section of Northern Liberties is blessed with excellent public transportation (including the Girard trolley line at the property’s corner) and burgeoning retail, restaurant and office space. Piazza Terminal, now under construction with more than 1100 residential units and 36,000 square feet of commercial space, is just across 2nd St, as is an Acme supermarket. Girard Avenue itself is a rapidly developing retail/restaurant/commercial corridor.

      The 37 underground parking makes this development much more desirable for sure!

      Although I have noticed the Girard Avenue connection, 1115 North American Street is along West George Street, several blocks south of Girard Avenue.

    Thank you Brian. North Liberty Triangle’s address is 1102-48 North 2nd Street. A long vacant dirt plot, 1115-1127 N. American St. is the location of a different project — South Liberty Triangle, an under-construction four story residential building of 43 one- to three-bedroom, one- to three-bath, 790 to 1,726 square foot condos listed for $290,000 to $470,000. There are ten attached garage parking spots in the rear, available at additional cost.
