YIMBY Looks at Latest Renderings for 2301 John F. Kennedy Boulevard in Center City West

Last December, the 28th place on Philadelphia YIMBY’s December 2020 Development Countdown went to the 303-foot-tall, 22-story tower proposed at 2301 John F. Kennedy Boulevard in Center City West. Since that time, the official website for the mixed-use high-rise, designed by Solomon Cordwell Buenz and developed by the PMC Property Group, was spruced up with new renderings that show off the sleek, curvy structure with even more pizzazz than before, while also introducing minor design alterations.

Even next to classy, glassy neighbors such as the Murano to the southeast and the Riverwalk towers rising to the north, the mostly residential tower proposed at 2301 JFK Boulevard will gleam like a slick luxury hotrod, parked next to the left bank of the Schuylkill River. We are pleased to see that, over the course of the past year, the design has maintained its eye-catching, curvaceous aesthetic. The only changes appear to be the addition of a second row of loggias at the south facade and the removal of rounded balconies set within the groin groove further east.

The proposal makes brilliant use of one of the most challenging sites in the area, wedged between the elevated viaducts of the John F. Kennedy Boulevard to the south and regional rail to the north. The site will bring much-needed pedestrian activity to the forlorn stretch of the elevated boulevard and will provide spatial definition and enclosure to the Schuylkill River Trail, which runs at the lower level in front of the building to the west.

  2. Wedging a skyline designed tower with Murano as a source of inspiration, I’d say we have another winner here.

    With a shape that rejects the typical box design, it features a curvy façade that flows like the Schuylkill River with an ever-changing sky-reflection all-glass clad modern design that compliments the nearby Murano.

    I must wonder when will Philadelphia expect construction to commence?

    Also worth asking, will parking be included like the Murano’s parking garage?

    Anyone can write a story, but it takes real talent to inspire and delight the way Senior Editor Vitali can; who’s not just a mere writer, but an artist with a journalist degree of excellence. 😉

      A “groin” is an architectural term that refers to a V-shaped junction in a building. E.g. a “groin vault” in a Gothic church. The term applies to the feature seen here, at least in section (even though a groin vault is concave and the feature in the proposed building is convex). In elevation, however, it is best described as a notch or a groove, hence groin groove.

  5. I’m do not know how the City agreed to this structure being built at this location. This location will add to the existing congestion as well as obstruct views from neighboring buildings. Great use of existing green space!

  7. Site Work has begun! I watched it in person on Wednesday, November 9th, 2022. I took videos and photos.
    Site work hasn’t commenced yet at the nearby Trader Joe’s empty parking lot. Are they going to go forward with the Apartment? Any word why the delay?

    Does anyone have a link where I can see what the 23rd street facade will look like? Will there be a public connection from 23rd street up to JFK Blvd.?

    All the views I’ve see are from JFK or from the river side.
