Philly YIMBY’s recent site visit revealed that completion is fast approaching at The Trinity, a seven-unit luxury condominium under construction at 1621-23 Bainbridge Street in Graduate HospitalSouth Philadelphia. Designed by Gnome Architects and developed by Zatos Investments (which also acts as the contractor), the development rises four stories tall and will hold seven condominium units upon completion. The brick-clad structure will span 9,754 square feet and feature full sprinkling, balconies, and roof decks. Construction cost is specified at $970,000.

The building, which received construction permits in March of last year, replaces the two-story New Day Spring Baptist Church at 1621 Bainbridge Street, which was housed in a rather ho-hum structure clad in horizontal siding, where glass block windows at the ground floor were arguably the only architectural feature that was remotely interesting. On the other hand, the demolition of the attractive, three-story prewar rowhouse at 1623 Bainbridge Street is rather regrettable.

The lot was sold in September for $1.5 million. According to permits, the structure received an additional maximum of seven feet in height by applying the low income bonus.

At this point in time, construction appears to be in its final stages. The design manages to strike a middle ground between modernity and its prewar neighbors, where avant-garde design motifs such as asymmetrical windows and facade notches are cut into a traditional red brick facade. The “floating” horizontal band along the roof line, which remains to be finished, is at once a bold Modernist statement and a homage to the city’s classic cornices.

Although the condos do not appear to be listed on the market yet, the developer website already shares interior renderings, which show hardwood floors and marble countertops with waterfall edges.

The Trinity rises on the north side of the block between South 16th and South 17th streets, just two short blocks south of South Street, the official lower boundary of Rittenhouse Square and Center City as a whole. The Lombard-South station on the Broad Street Line is situated within a five-minute walk to the northeast and the 15/16th & Locust PATCO station is located within a ten-minute walk to the north, as is Rittenhouse Square Park.

The Trinity appears on track for its anticipated completion in the coming winter.

  1. This is a double lot through to Kater St. which is also being developed as a separate building by Zatos. One of the units in that building is on the market. Zatos has a history of their properties selling prior to completion.

  2. Utilizing a common and contextual building material (the brick) and small nuanced playful devices on a relatively unadorned facade makes this building so much better than the others that try to hard and don’t fit in.
