Renovation Permits Issued for 161 and 176 Conarroe Street in Manayunk, Northwest Philadelphia

Permits have been issued for two multi-family developments, located on the same block, at 161 and 176 Conarroe Street, in ManayunkNorthwest Philadelphia. At 161 Conarroe Street, plans call for the addition of an interior elevator and garage area. The rest of the building will be converted to hold more residential space, with 20 apartments added inside. In total, the building will offer 33,520 square feet of space, and renovation work is expected to cost $2 million. At 176 Conarroe Street, a very similar project is in the works. The three-story building will see its interior renovated into 15 apartments. In total, this building will offer 23,300 square feet of space, with renovation costs estimated at $1.5 million. Between the two projects, 35 residential units will be added to the block.

The building at 176 Conarroe Street features a very attractive exterior. The structure, rising three stories tall, see brick used on the two bottom floors, and is topped by a detailed cornice. Above the cornice, a third story mansard-style roof adds contrast and more texture to the building, with dormer windows allowing or natural light to reach inside. Additionally, a small bay windows is located on the second floor on one end of the building, and adds more shape to the massing in an interesting and somewhat unique way.

Conditions are fairly similar at 161 Conarroe Street. The two main floors are coated in tan stucco, while a cornice caps off this portion of the building and is topped by a third story mansard roof with dormer windows at one portion of the building. The ground floor along the sidewalk is clad in stone, which make for an interesting street presence. A triangular roofline along the shorter portion of the building also helps to add more shape.

The two properties sit just steps away from Main Street, as well as the Manayunk Regional Rail station, providing a perfect location for car-free city living. Commutes can easily be made into Center City or University City by train, or outbound to Conshohocken or Norristown, PA, and numerous restaurants and businesses are within walking distance, as well.

The added density in this location will boost the customer base for local businesses, particularly on Main Street. In addition, adding such density so close to transit is perfect for increasing ridership and developing a more sustainable urban environment.

No completion date is known for the renovations at this time, though renovation work may be finished later this year or by 2023.

    Whatever gets torn down on That block of Conarroe St. will not be missed. It is the worst street in Manayunk! Trash and homeless people.

    • Excuse me? Conarroe is a really quaint street with a few gorgeous Church/rectory/school buildings. We should be happy these are being converted. This comment is dumb as hell.
