Permits have been issued for the construction of a new multi-family building at 2036 Germantown Avenue in North Philadelphia East. The building will stand three stories tall, span 1,969 square feet, and hold three apartments. According to the permit, construction costs are listed at $170,000.
Like almost every other new development in the neighborhood, this project will replace a vacant lot. The property is one within a small ensemble between existing structures. To the north stands an attractive brick structure, while the southern building is an old row home that has been opted in vinyl siding. The vacant lot is a typical patch of grass fronted by a chain link fence.
The new building will be a very pleasant addition to the property, adding three residential units at a site which currently houses none; however, the development likely could have also incorporated a retail space on the ground floor, with even more additional density upstairs. As more residential units are being added to the surrounding area, Germantown Avenue will become an increasingly more important commercial corridor to support this rising population, and so adding retail space along the street would likely prove beneficial.
The project is situated just a short walk to the east of Temple University, and may easily be filled by those attending or employed there. Regional rail and the Broad Street Line are also within short walking distance of the development, further justifying the added density.
No completion date is known for the project at this time, though construction is likely to be finished by 2023.
