In September 2020, YIMBY reported that permits had been filed for a three-story two-family rowhouse at 142 West Huntingdon Street in West Kensington. Since then, construction has been completed on the development. The structure replaces a vacant lot on the south side of the block between North Howard and North Mascher streets. Designed by Plato Marinakos of Plato Studio, the building spans 3,267 square feet and features a roof deck. Permits list V2 Properties as the contractor.

The building measures 15 feet wide and stretches 43 feet long, and comes with a 14-foot-deep rear yard. Permits list a construction cost of $343,000, of which $275,000 is listed toward general construction, $29,500 is specified for plumbing work, $19,500 is listed for mechanical work, and $19,000 is allocated for electrical work.

A 900-square-foot, two-bedroom, two-bathroom unit currently available for rent in the building offers stainless steel appliances, quartz countertops, and an in-unit washer/dryer, as well as a built-in speaker system and a smart thermostat and security system.

142 West Huntingdon Street is situated a block away from the Temple University Hospital Episcopal Campus and seven short blocks away (a six-minute walk) to the west of the Huntingdon Station on the Market-Frankford Line.

Owing to local and global trends alike, much of North Philadelphia and the River Wards were devastated by a plague of depopulation and subsequent demolitions in the postwar period. West Kensington was hit particularly hard, with wide swathes of formerly dense and vibrant city blocks reduced to vacant, overgrown lots.

Developments such as 142 West Huntingdon Street are representative of a long-overdue revival that is, after decades of neglect, finally transforming the neighborhood back to its former glory. 142 West Huntingdon Street stands next to two other very similar, recently completed rowhouses at 138 and 140 West Huntingdon Street. Five more similarly styled structures recently rose across the street at 137, 139, 141, 143, and 145 West Huntingdon Street. Much land remains available for development in the immediate vicinity, yet it is all but a given that it will see new construction in the near future.

  2. The electrical lines, hookup and ugly meters look so 3rd World. Isn’t there a better way to connect with PECOs power grid? Its really a shame because interiors are quite nice.

    I agree with Brando. Those electric meters are a total abomination! Someone has to stop this practice. PLEASE, it seems to be citywide as well.
