Building permits have been issued for the construction of a three-story single-family home at 9741 Krewstown Road in Bustleton, Northeast Philadelphia. The building will rise from a presently vacant lot situated on the southeast side of the block between Country Lane and Serota Place. The proposed development will span 4,458 interior square feet. The project team consists of Zafrani Betsaiel and Alon Ester Ofir as the owners, Sanbar Design (aka SanBarDesign) as the architect, and 6 Star Construction as the contractor.
Permits specify project construction costs at $334,000, which calculates to around $75 per planned interior square foot. This total includes $230,800 for general construction work, $12,000 for electrical work, $21,000 for mechanical work, $21,000 for plumbing work, and $50,000 for excavation work.

The development will be constructed upon a bucolic, verdant site with a distinct country flair, situated at the junction of Far Northeast Philadelphia‘s Bustleton and Krewstown neighborhoods. Expansive detached homes flank the properties on either side of the proposed structure, which, curiously, is classified as “attached” despite appearing entirely freestanding in the zoning plans.
The new building will boast large paneled windows, a pitched roof, and a covered front porch capped with a balcony at the second floor. Another balcony will project from the structure at the third floor in the rear, where it will face Paul’s Run creek, which runs behind the property to the southeast. A ten-foot-wide driveway will run along the building’s southwestern side.
Given the suburban-styled neighborhood’s car-oriented nature, a dearth of public transit access is to be expected. Route 58, 67, and 88 buses run within a half-hour-plus walking radius (or a much more proximate, under-five-minute drive). Several shopping centers are situated within a similar range.
