Permits have been issued for the construction of a six-story mixed-use building at 1640-48 North Hancock Street in Olde Kensington. The building permit calls for 108 dwelling units, commercial space, and an accessory parking garage. The development will span 122,804 square feet of new construction area. HDO Architecture (aka Harman Deutsch Ohler Architecture) is responsible for the design and Knight Rider Construction is listed as the contractor.
Construction costs are listed at $7.75 million, which includes $7 million for general construction and $750,000 for excavation work.

Permits state that the building will rise at a ICMX-zoned site use and will utilize horizontal separations for two construction types, with the basement and first floor listed as Type IA construction and the second through sixth floors listed as Type IIIA construction.
Philly YIMBY previously covered the project in an earlier 110-unit form, with two more residences than in the current iteration. The previous proposal also showed vacant commercial space, 36 accessory underground parking stalls, and 64 bicycle parking spaces. The zoning summary lists a 20,783-square-foot lot and a total gross floor area of 107,383 square feet. Foundations were approved under a separate site permit.

The previously released design showed a contemporary structure with frontage along North Hancock Street, Turner Street, Palethorp Street, and Cecil B. Moore Avenue. An earlier coverage noted that construction had not started as of 2023, while the latest permit activity indicates renewed movement on the long-planned project.
