Residential building permits have been issued for the construction of a three-story single-family rowhouse at 2828 Master Street in Brewerytown, North Philadelphia. The new building will rise from a vacant lot situated at the southwest corner of Master and North Dover streets, and will span 1,437 interior square feet. The development team, which has previously collaborated on other similarly-scaled projects in relative vicinity, consists of the Philadelphia Housing Authority and the Civetta Property Group as the owners, Moto Designshop as the architect, and Spruce Builders as the contractor.
Total project construction costs are listed at $129,050, which equates to around $90 per proposed interior square foot. The sum includes $94,050 set aside for general construction work, $6,500 for electrical work, $7,500 for mechanical work, and $21,000 for plumbing work.

The proposed structure will be quite vertical in nature, measuring taller in height (34 feet to the main roof, or35 feet to the parapet) than it will in either length (30 feet) or width (18 feet). A 35-foot-long yard facing Dover Street will span more than half of the property, although, curiously, a six-foot-tall privacy fence will cover only around two-fifths of its area (it is unclear how, if at all, the rest of the yard will be closed off from the street). In another unfortunate departure from anticipated design, the building roof will not include a residential deck, further restricting the property’s element-exposed area from residential use.

The Master Street-facing facade will be clad in brick stacked in two types of courses, adding certain visual interest to the design and giving a contextual nod to the surrounding prewar rowhouse context. The new development ultimately replaces one of such rowhouses, a stately yet dilapidated red-brick rowhouse that graced the street corner until it was torn down several years ago. Speaking of stately, the Acts of the Apostles Church in Jesus Christ situated at 2813 Master Street, slightly to the east of the proposed development, is a dramatic prewar edifice clad in rusticated gray stone and adorned with intricate Gothic ornament.

Route 7, 48, and 49 buses run in the vicinity, and the G1 trolley traverses Girard Avenue within a five-minute walk to the south. Athletic Square Park sits within a three-minute walk to the east, and Fairmount Park, the city’s primary green space, is situated within a ten-minute walk to the southwest.
