Philadelphia YIMBY recently visited One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City, to document finishing touches going up at the skyline-altering tower. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and specify a construction cost of $66.55 million.

Exterior Nearly Complete at One Dock Street in Society Hill, Old City

A recent site visit by Philly YIMBY has observed that curtain wall assembly is nearly complete at One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers; upon completion, One Dock Street will stand as the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.

The Society Hill Towers in the Society Hill neighborhood of Center City used to stand alone in the local skyline until now, when a new residential tower is rising next door. At the corner of Dock Street and South Front Street, One Dock Street is currently under construction, which will stand 372 feet and 31 stories tall. Designed by Bower Lewis Thower Architects and developed by LCOR Incorporated, the rental apartment tower will feature 272 units and rise just over the height of the parapets of the Society Hill Towers.

Despite opposition from preservationists, the long-awaited tower at One Dock Street is underway in Society Hill, Center City. The apartment building will stand 372 feet tall and 31 stories. Designed by Philadelphia-based BLT Architects and developed by LCOR Incorporated, the slim yet sizeable tower will feature 272 rental apartments and will connect to the Marriott Hotel adjacent to the site. The high-rise will join architect I. M. Pei’s three Society Hill Towers that have dominated the area since 1964.

The foundation work for the 374-foot-tall, 31-story One Dock Street is underway in the Society Hill section of Old City, Center City. The residential skyscraper will join architect I.M. Pei’s nearby Society Hill towers with a dominant presence that nearly marches the massing of the Brutalist high-rises. Designed by Bower Lewis Thower Architects and developed by LCOR Incorporated, the new building will feature an exterior that makes use of various shades of glazed glass, white metal highlights, and brick cladding at the base. The 272-unit rental tower will add considerable mass the east side of the Philadelphia skyline near the Delaware River.

Permits have been issued for One Dock Street, a 31-story, 272-unit residential high-rise in Society Hill, Center City. Designed by Bower Lewis Thrower Architects, he tower will rise 374 feet tall, making it the tallest structure in Society Hill. Amenities will include a roof deck and rooftop pool. The current four-story Marriott Hotel at the site will remain with the new, 288,997-square-foot tower being attached to the existing 63,200-square-foot building. The permit lists construction costs at $66,552,000.
