Renderings have been revealed for a new mixed-use development proposed at 5709 Cottage Street in Frankford, Northeast Philadelphia. The new building will stand four stories tall, yielding 96,613 total square feet of space. The majority of this space (79,724 square feet) will be allocated for residential uses, with the building slated to contain 81 residential units. The remaining space (12,889 square feet) will be used for structure’s 43 planned parking spaces. KJO Architecture is the firm behind the project’s design.

A recent site visit by Philadelphia YIMBY has observed that construction work is nearing completion at a five-story, 38-unit mixed-use building at 1600 North Front Street in Fishtown. The property is bound by North Front Street, which carries the elevated Market-Frankford Street Line, to the east, West Oxford Street to the south, and Hope Street to the west. Designed by KJO Architecture, the project will include ground-floor retail, two elevators, a 12-car garage, and a roof deck. Permits list Chatham Bay Construction Services as the contractor and specify a construction cost of $6 million.

The property is situated on the northeast side of the block between East Washington Lane and East Duval Street. Philadelphia YIMBY’s recent site visit has revealed that exterior work nears completion at the four-story, ten-unit mixed-use building under construction at 2966-68 Richmond Street in Port Richmond, Kensington. The development rises on the north side of the block between Ann Street and East Indiana Avenue, across from the Interstate-95 aka the Delaware Expressway. Designed by KJO Architecture, the structure will hold 9,745 square feet of space, of which 2,000 square feet will be allocated for commercial (office) space. The remaining 7,745 will be residential, lending an average of just under 775 square feet per unit. The building will be fully sprinkled. Permits list A Frame Management LLC as the contractor and a construction cost of $1.6 million.
