Site Awaits Construction of 488-Unit Mixed-Use Complex at 700-30 North Delaware Avenue in Northern Liberties, North Philadelphia

In August of last year, YIMBY reviewed then-recent plans for a half-million-square-foot, 488-unit mixed-use development proposed at 700-30 North Delaware Avenue in Northern Liberties, North Philadelphia, near the Delaware River waterfront. Designed by JKRP Architects, the complex will consist of two seven-story buildings, one at 700-30 North Delaware Avenue and another at 711-35 North Front Street, with a retail-fronted pedestrian promenade situated between the two. Although demolition permits have been issued, our recent site visit revealed that work has not yet begun at the site.

12-Story High-Rise Topped Out, Mostly Clad at Piazza Terminal in Northern Liberties, North Philadelphia

Philly YIMBY’s recent site visit has revealed significant construction progress at the Piazza Terminal, a multi-building mixed-use development that rises at 1075 Germantown Avenue in Northern Liberties, North Philadelphia. Designed by the BKV Group and developed by the Post Brothers, the 1.1-million-square-foot-plus complex will house 1,131 residential units within several mid- and high-rise buildings centered an expansive public promenade that will serve as an extension of the existing Liberties Walk. Our visit revealed that a 12-story, roughly 150-foot-tall building already stands topped out and boasts a mostly finished curtain wall, while the remaining structures are in various stages of progress.

Businesses Continue to Operate at Site of Mercato, 189-Foot-Tall Tower Planned at 1021 North Hancock Street in Northern Liberties, North Philadelphia

Philly YIMBY’s recent site visit discovered no signs of demolition nor construction activity at the future site of Mercato, a 13-story mixed-use building planned at 1021 North Hancock Street in Northern Liberties, North Philadelphia. Designed by DIGSAU and developed by the Post Brothers, the 231,676-square-foot high-rise will feature 280 residential units as well as a retail component at the ground floor. A plaza on Hancock Street will contribute much-needed public space in the rapidly growing neighborhood.

Permits Issued for 47-Unit Building at 1118 North Front Street in Northern Liberties, North Philadelphia

Permits have been issued for the construction of a seven-story, 47-unit building at 1118 North Front Street near the confluence of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will take up a footprint of 6,920 square feet and will hold 44,090 square feet of interior space, with just over 900 square feet per average unit. The property will also offer ground-level commercial space, which will positively contribute to the local commercial corridor. The building will be fully sprinkled. Permits list US Construction Inc. as the contractor. Construction costs are stated at $7.04 million.

Permits Issued for 47-Unit Building at 1131-39 North Front Street in Northern Liberties

Permits have been issued for the construction of a six-story, 47-unit building at 1131-39 North Front Street, at the junction of Northern Liberties and Fishtown. The building will be situated on the east side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will span a ground footprint of 10,200 square feet and will contain 32,223 square feet of interior space, translating into just under 700 square feet per average unit, and will include ground-level commercial space. Building features include full sprinkling and a roof deck, which will offer ample views of the neighborhood’s rapidly growing skyline. Permits list Front Street Two LLC as the owner, Brian Phillips as the design professional, and Callahan & Ward Properties LLC as the contractor. Construction costs are stated at $5.4 million.
