Philadelphia YIMBY Presents Updated Massing Renderings for 113-121 South 19th Street in Rittenhouse Square, Center City

Philadelphia YIMBY recently announced the filing of new permits for 113-121 South 19th Street in Rittenhouse Square, Center City, which appear to give a height bump for the structure. Designed by DAS Architecture and Planning, the 215-unit building is now planned to rise 57 stories, meaning that its height may reach over 600 feet. The slender tower is an unusual proposal for the city due to its smaller-than-average floor plates. The project is developed by Pearl Properties, which has also built The Harper, a high-rise residential building that opened in 2019 a block away. New Permits Increase the Height of the Tower Proposed at 113 South 19th Street in Rittenhouse Square, Center City

At the end of 2020, a 567-foot, 49-story skyscraper was revealed at 113-121 South 19th Street in Rittenhouse SquareCenter City. Designed by DAS Architecture and Planning and developed by Pearl Properties, the tower will incorporate several prewar buildings into its base. However, a recently filed permit indicates that the tower will now rise 57 stories, so its height may now stand over 600 feet, possibly nearing 700 feet. The permits also increase the number of residential units from the originally planned count of 183 up to 215. In addition, the original proposal included 55 off-site parking spaces, while the new permit states that there will be 65 parking spaces, though it mentions no details on bicycle parking. Permits Issued for 49-Story, 183-Unit Tower at 113 South 19th Street in Center City

A commercial permit has been issued for the 49-story tower planned at 113 South 19th Street in Rittenhouse Square, Center City has received its commercial building permits. The tower will stand one of Philadelphia’s tallest with a height of 567 feet. The building will hold 183 residential units which will be located on the fifth through 48th floors of the tower, and the fourth floor is set to hold residential amenity space.  Additional tenant spaces will be on the first through third floors as well as the 49th.  The tower, designed by DAS Architects & Planning and developed by Pearl Properties, will feature a green roof at the top of the structure. In total, the superstructure will hold 257,694 square feet of space. The permit shows construction costs of $25 million, but the total cost of construction is sure to be more.

Renovations Underway at The Terrace on 18th Street in Logan Square, Center City

Renovation is underway at the 27-story Embassy Suites by Hilton Philadelphia Center City at 1776 Benjamin Franklin Parkway in Logan Square, Center City. Upon completion, the circular tower that stands at the corner of North 18th Street and the Benjamin Franklin Parkway will be a residential development called The Terrace on 18th Street. The building was originally completed back in 1963 designed by Oskar Stonorov of Korman Co. as an apartment building. In the 1980s it was converted into Embassy Suites, and now Pearl Properties is transforming the building back to a 288-unit apartment structure. Exterior renderings are done by Gabe Lui Architectural Renderings and the interiors are designed by DAS Architecture.

New Permits Filed at 113-121 South 19th Street in Rittenhouse Square, Center City

Permits have been issued for the consolidation of the five properties that make up the site of the 567-foot-tall, 49-story skyscraper proposed at 113-121 South 19th Street in Rittenhouse Square, Center City. The façades of most of the prewar buildings at the site will be incorporated into the future tower’s base. The 183-unit building will feature balconies on most floors on the south side of the tower. The tower was designed by DAS Architecture and Planning and developed by Pearl Properties, which built the 272-foot-tall residential building called The Harper nearby at 112 South 19th Street nearly two years ago. The high-rise will stand two blocks north of Rittenhouse Square, featuring a mix of glass, metal and stone at the façade.
