A recent site visit by Philly YIMBY has confirmed the completion of construction at Ovation (formerly known as Broad Street Flats), a seven-story, 50-unit mixed-use building located at 701 South Broad Street in HawthorneSouth Philadelphia. The development is situated at the southeast corner of Broad and Bainbridge streets, a block to the south of the Lombard-South subway station. Designed by PZS Architects, the building spans 50,462 square feet (or 49,950 according to zoning blueprints) and features ground-level retail and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

Construction Anticipated at 139 West Chelten Avenue in Germantown, Northwest Philadelphia

A recent site visit by Philly YIMBY has revealed that construction has not yet started at the five-story, 50-unit residential building at 139 West Chelten Avenue in Germantown, Northwest Philadelphia, though permits were issued last October. Designed by CANNOdesign, the development will be situated within a two- to three-block walking distance to two SEPTA Regional Rail stations, the Chelten Avenue Station to the southwest and the Germantown Station to the northeast. The ground-level retail space will contribute to the commercial corridor along which the building will be situated. The structure will span a 13,681-square-foot footprint and will feature 52,391 square feet of interior space, full sprinkling, and an unspecified number of parking spaces. Philly YIMBY’s recent site visit has shown that construction has not yet begun at a six-story, 36-unit apartment building at 3811 Main Street in Wissahickon, Northwest Philadelphia. The development will rise on the northeast side of the street, across from the Schuylkill River. The structure will span a 28,174-square-foot footprint and will offer 69,876 square feet and will include five commercial spaces and full sprinkling. A total of 46 parking spaces will be offered, which include four accessible and three electric vehicle spaces. In addition, space will be allocated for 12 bicycles. Permits list W-G Main Street LLC as the owner, David J. Plante of Ruggiero Plante Land Design as the design professional, and US Best Construction Inc. as the contractor. Construction costs are specified at $5.7 million.

Cleared Lot Awaits Construction of Nine Townhouses at 316-20 South 11th Street in Washington Square West, Center City

Last October, Philadelphia YIMBY reported on the demolition of a three-story prewar parking garage to make way for a nine-unit townhouse development at 316-20 South 11th Street in Washington Square WestCenter City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one.
