A recent site visit by Philly YIMBY has noted that the concrete frame has risen one level above the street at an eight-story, 21-unit mixed-use building underway at 1000 Spring Garden Street in Callowhill, Lower North Philadelphia. the building rises on the southwest corner of Spring Garden Street and North 10th Street. Designed by HDO Architecture and developed by KT Investments, the structure will span 19,504 square feet and feature commercial space (likely at the ground floor), bicycle storage, and a roof deck. Permits list Liu Construction as the contractor.

Philadelphia YIMBY’s recent site visit has observed that construction work is complete at a seven-story, 18-unit mixed-use building at 222 North 11th Street in Chinatown, Center City. The mid-rise structure stands on the west side of the block between Race and Vine streets, half a block north of the Convention Center (thus situating the project within the Convention Center District). Designed by YCH Architect, the structure spans 17,280 square feet. Permits list Liu Construction as the contractor.

Concrete Frame Rises at 2301 John F. Kennedy Boulevard in Center City West

A recent site visit by Philadelphia YIMBY has documented the rising concrete frame at a 307-foot-tall, 23-story mixed-use high-rise underway at 2301 John F. Kennedy Boulevard in Center City West. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which also serves as the contractor), the curvy tower will rise on a narrow, wedge-shaped lot sited by the Schuylkill River waterfront and will contain 334,201 square feet of interior space. The development will feature 287 residential units as well as office space and parking for 44 cars and 96 bicycles. Permits specify a construction cost of $105 million.

Proposal Site Sits Fallow at 2100 Market Street in Center City West

Philadelphia YIMBY’s recent site visit has noted no signs of construction of any kind at 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street, a dormant avant-garde project proposed in Center City West. Originally developed by the Brandywine Realty Trust, the development has sat on the drawing boards for several years, with the latest, 350-foot-tall design crafted by Edry McHenry Architects.
