The new building will feature commercial space at the ground floor as well as on the basement level. In total, the structure will span 22,892 square feet of floor space.
Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at a 275-unit mixed-use building underway at 4301 Chestnut Street in Spruce Hill, West Philadelphia. Designed by JKRP Architects, the building will rise seven stories tall and feature 30,300 square feet of retail space on the ground floor. The residential space will total 147,562 square feet. Amenity space on the second floor will span 3,278 square feet, with 7,895 square feet of common space on the ground floor. A 6,055-square-foot roof deck will be located at the top of the building. An underground garage will hold 75 parking spaces, with two expected to be handicap accessible, one set to be van accessible, four for electric vehicles, and two interior loading spaces. Permits list Turn Key Realty as the contractor and specify a construction cost of $15 million.

A recent site visit by Philadelphia YIMBY has observed that facade assembly is nearing completion at a 32-story, 378-unit high-rise residential building under construction at 204 South 12th Street in Midtown Village, Center City. The structure spans a site bound by South 12th Street to the east, St. James Street to the south, and Chancellor Street to the north. Designed by BLT Architects, with Hunter Roberts as the contractor, the structure will rise to a height of 366 feet and span 401,870 square feet. Permits list a construction cost of $111.7 million.
New permits have been issued for a seven-story, 70-unit mixed-use residential project proposed at 915-23 North Broad Street in West Poplar, Philadelphia. The building will be located on a lot spanning 16,000 square feet, situated mid-block West Girard Avenue, Poplar Street, North Watts Street, facing North Broad Street. Z Realty LLC is the property owner. Permits list Hong Da Construction Inc as the contractor. Sky Design Studio is responsible for the designs. The project has an allocated total construction cost of $9,000,000. Plans call for the demolition of an existing single-story structure on the site.
