Philly YIMBY’s recent site visit has observed that construction work is nearing completion at a four-unit mixed-use development at 709 South 50th Street in Cedar Park, West Philadelphia, which received permits last September. The development is located on the northeast side of the block between Willows Avenue and Pentridge Street. Designed by CANNOdesign, the building will rise three stories (four if including the third-floor mezzanine), span 4,990 square feet and feature commercial space on the ground floor and a roof deck. Permits specify PMC Construction & Development as the contractor. Construction costs are indicated at $437,000.

Renderings Revealed for 1212-16 North Delaware Avenue in Fishtown

Renderings have been revealed for a new mixed-use development located at 1212-16 North Delaware Avenue in Fishtown. Designed by Gnome Architects, the new building will rise seven stories, with one commercial space in the ground floor spanning 1,140 square feet. A total of 62 residential units throughout the rest of the building, occupying 48,700 square feet. The development will include parking for 13 cars (though 11 of these will be off-site) and 21 bicycles. Gnome Architects is the firm behind the project’s design.

Philly YIMBY’s recent site visit has confirmed that construction is complete at The Lola, a four-story, 30-unit mixed-use development at 5959 Ridge Avenue in Roxborough, Northwest Philadelphia. The project stands at the eastern corner of Ridge and Monastery avenues. Designed by Bright Common and developed by TierView Property Management, the new building spans 31,785 square feet and includes ground-floor commercial space, bicycle parking, and a roof deck. Permits list Knight Rider Construction as the contractor and specify a construction cost of $3.2 million.

The development replaces a parking lot situated on the west side of the block between Market and Chestnut streets. Designed by CANNOdesign, the building spans 51,623 square feet and features ground-level retail, a basement, and a roof deck. Permits list the Tester Construction Group as the contractor and indicate a construction cost of $10.5 million.
